 PLANNING:  The adjoining property has been developed into an approximate 500,000 square foot Power Center, which consists of Home Depot, Wal-Mart, Linens N’ Things, Best Buy, PetsMart, TJ Maxx, Staples, Kinko’s and numerous other national and regional businesses.  The 135-acre Enos Ranchos Development of retail, commercial, office and residential directly across Betteravia Road was unanimously approved in 2008 by the City Council.  The intersection of Bradley and Betteravia is quickly becoming the “go to” intersection for the Central Coast, and is commonly referred to as “The Gateway to Santa Maria.”  With the Enos Ranchos Development on stream, this intersection will eventually have an estimated total of 1,400,000 S.F. of retail and commercial space.   Due to the oncoming development along with the existing surrounding power center, we believe this to be the most powerful location on the Central Coast.   There is also existing and ongoing commercial and residential construction, including one thousand (1,000) new homes recently built within a one-mile radius of the site.

This ideal location is situated on one of the last remaining parcels along U.S. Highway 101 in the Santa Maria, California.  The highly visible site features easy vehicular access and is located in an area of commercial, residential and transit activity that occurs throughout the day and evening, resulting in high traffic counts
